I forget sometimes living in Japan where strangers don't talk to
each other too much unless there's some need. But in the U.S.,
people who don't know each other have all these nice little chats
all the time. They are always wishing each other a good day, and
"How are you today?" and it's quite a bit different, and I forget.
3) Have a good one. などとも言いますね。
4) eager beaver
"Eager beaver" is a phrase people often use to talk about other
people who come early and work hard and are very enthusiastic about
what they are doing. Sometimes it's also used a little bit
satirically to talk about people who are a little bit over the top
in that way.
5) early birds may not get the best worms
Kinkaid also mentions that "early birds may not get the best worms."
That's related to a proverb that says "the early bird gets the
worm," meaning you should be up early and industrious to get things
done and to win the prize.
6) Prices tend to drop in the late afternoon or even early evening.
In the case of yard sales, the people who are selling things will
lower the prices towards the end because they just want to get rid
of all that stuff.
7) I might need it sometime.
I guess people are the same all over.
8) off it goes
It sounds like the stuff she can't store at home takes itself over
to a self-storage agency. But of course, "off it goes" means
somebody will take it.
9) get down to brass tacks
"Get down to brass tacks" is an idiom that means get to the basics,
get to the things that really matter that must be taken care of.
10) Let's deal with the basics
I think Kinkaid heard that she had used an idiom and she corrected
it herself. "I mean... uh..,. let's deal with the basics."
11) lease
In English, usually you just talk about signing a "lease." It's a
rental contract.
12) monthly rental fee
And probably a native speaker would say, "How do I pay the rent?" Of
course, everyone will understand "monthly rental fee," but they
probably wouldn't say it that way.

Although you'll often hear people using it more as an emphasizer and
less as the word actually means. Although other people point it out
all the time. "Literally? You don't mean literally, do you?"
14) paperwork
Paperwork is one part of red-tape.

21) That's right. I really like this expression. It's a great way to
describe that nervous feeling ★[ without a general rush → with
adrenaline rush ] that you get. And it's also kind of a cute
expression. So I think it is used a bit more by women, but men do
sometimes use it as well.

＜編集後記＞
久しぶりにガイドをしてきました。アメリカ、コネチカットからいらしたご
夫妻と一緒に東京を周ってきました。朝9時から夜9時までの長時間
ガイドでしたが、楽しかったです。こんなに長くガイドする必要はない
のですが、時間があればディナーでもということになりお食事、おしゃ
べりを楽しんできてしまいました。
お天気もよく庭園を歩いたりショッピングしたり、とても良い気分転換
になりました。運動不足もあってか今日はちょっぴり筋肉痛ですが、
心地よい疲れです。私の英語は相変わらず、うぅ〜ん、いまいち！
なのですが、何とか楽しく過ごせるのは相手が良い方々だからです
ね。有り難い、有り難い！！
ぜひ遊びにいらっしゃい。部屋もあるし、案内するからホントにいらっ
しゃいねと言ってくださり、ハグしてお別れしてきました。いつか本当
にこの人たちを訪ねる日が来るといいなと思います。
